Renting out mobile homes

Let’s say someone is willing to sell you their mobile home (on their own land) for a really really cheap price. So low you could probably purchase it with cash outright. The mobile home is in good condition and only needs minor upgrades/repairs. Would you buy it and rent it out or are there things I’m not aware of that are associated with renting out a mobile home? Does this sound like a good investment or are there some things I’m missing? I would love some input!!! Thanks
