What is a good way to negotiate and have the seller pay the closing cost of the deal?

Hey Matt!

If you're looking to buy an off market deal and want to negotiate a fair price, I highly recommend as the buyer you offer to pay closing costs and any commissions.

This is what we do in our business and we've been pretty successful in purchasing off market properties because of it.

Just ask. But the buyer ultimately pays everything anyway........they will just get it somewhere else.

Yeah, usually it doesn't work that way..  Besides, both sides can save simultaneously...  The closest might be to do a seller concession to sort of save yourself on the closing costs...

They already should. I anything the seller should be negotiating for you to pay closing costs, that’s where you don’t budge
