Cost to Build from the Studs

Hey BP,

I’m trying to get a very high level idea of the cost it’d take to redo a structure from the studs.

Details:

Structure is an 800sqft “building” - no interior walls, electrical, plumbing. I would have to relocate the building to my own plot of land (not far) where I’d need a foundation.

I’m open to doing work myself but would hire out things like relocation, foundation, plumbing, electrical, HVAC, more windows, and putting up walls. What is a high level guesstimate on those costs in todays market? I understand getting with local contractors will give me the best idea, this is just step 1. I’d like to make it a 2 bed 1 bath.

Also, if anyone would know, what might the zoning be for something like this? Could it still fall under single family residential?

I’m located in Tennessee.

I would strongly think about the cost to relocate as opposed to building new. What are you gaining by using this 800 SF shell if you’ll have to build foundation and add essential every other component and system in? How much would it be to just build the 800SF? Is the house free? Has some difficult to replicate design, features, or aesthetic?
