Turn a detached garage into an ADU?

Question

Hi,

I have two single family houses in Detroit currently rented out.  Both houses have detached garages and I have been considering turning the garages into 1 bedroom units.  They would be very small, approximatley 300 sf.  Right now the only utility at the garage is power so basically I am starting with a frame and a roof.  Has anyone done this before?  Any advise or lessons from your experience?

Cost to build is likely more than the worth of the unit. It's Detroit, not Los Angeles, just buy another house.

@Kash Tacke legally, you would need architect drawings to get approval from Detroit Zoning Board. Then progress to permits and then building.

You could also just do it and hope the city doesn't notice, which they probably won't.

Your challenge will be getting Certificates of Compliance on the units!- The inspectors aren't stupid and will see that everything is brand new and then research for permits.

Also can't think how you can make this profitable. Unless you're in a Class A Neighborhood like Palmer Woods, Indian Village, Sherwood, etc,. the additional rent probably won't support the cost to build:(

More profitable to take the build funds and buy another property.

@Kash Tacke I'm a big fan of ADU's in general especially here in the mid west, yes you could potentially be on the front of the wave, but housing density is the solution to the affordability issue, anytime you are investing with affordability in mind is a great strategy to me, and sound like there are some incentives or at least supporting winds form the local city, that in itself seems like it would be worth at least approaching an architect or contractor to bid up some plans or concepts to take tot he city.
