Anyone keeping a customer database?

Hello Everyone!

I wanted to ask is there anyone keeping a customer database? Since I have started in real estate investing; any potential renter is keep in an Excel file. So anytime I have someone looking, asking or even mention the word rent I try to gather their information. I only keep basic information such as; name, phone number, email, desired location and notes about that person. The rewards for having this information speaks for it's self. I wanted to get some feedback on you're filing and retention system. Also, I want to know the information that you gather from the potential customer.

Can't see any need to do anything beyond advertise the rental, rent it out, done.  Don't the majority of people you would contact months later tell you they are already living in their new place?

We use Infusionsoft which cost around 199 a month. But we are doing a LOT of stuff with CRM.

If I was you I would use MaiChimp or icontact as they are normally fee.

I have a similar spreadsheet with basic information plus a category (investor, Tenant Buyer etc.)  and a notes field with some details of what they are looking for. I also copy email info into my Outlook contacts. It makes it really easy to do an email blast to everyone.

Keeping a database is definitely helpful to keep a stream of customers coming in.

I would use a crm system for such info. I personally use zoho, however, their are multiple ones you can get such as podio.
