Special Events Rentals (Kentucky Derby)

I have a house I just finished remodeling and it's right behind Churchill Downs.  It was under contract but it fell through and I'm having trouble selling it.  Someone told me they thought I could get $2,000 for it over Derby weekend (market rent is only $735/mo.).  My reservations are that I'd have to furnish it and I have no experience doing rentals.  What are the pros and cons of doing a short term rental?  How do I screen the tenant?  How do I make sure the place doesn't get trashed?

require a sizable deposit. Post on one of the big sites for rent. Charge less and give them a bring your own air mattress special.  Someone will rent on the cheap and leave In good shape if the deposit is sizable.
