Owner financing success

Hey everyone,

Has anyone had any success with owner financing deals in the St. Louis Mo. area?

Not in you area but there is no differance between your area any anywhere else.

I have had a lot of success with owner financing in my area and I know a lot of investors around the US who have had success.

Owner financing is a combinaton of serveral things

first you need marketing to find sellers with a proble.  then you use your owner financing technique to solve their problem.

Lastly you need state compliant documents and a good RE attorney to close the deal. 

Once you assemble all of those elements then it is just a matter of practice in negotiating and learning as you go.  That is where most people miss the boat, they try to negotiate these deals themselves.  Imagine that you are saying something wrong and you have nobody who can tell you want corrections to make?  The final key is to find a mentor or partner who can correct your technique as you learn.  Books and podcasts are one thing but corrections on live deals are very very valuable.
