Help a Renter Whom Wants to Own

Hi all, 

I have a colleague/friend in Jacksonville, FL and her landlord is offering her to buy the house she is currently renting from him. Problem is that she has some dings in her credit and she doesn't think that she will be able to get a conventional loan. She thinks that the landlord wants her to buy the house outright because he wants to use the cash to pay for his new house. She really wants this house...

Is there anyway that she would be able to keep it? Is there anyone in the Jacksonville, FL area that would be willing to speak with her directly to create some solutions for her? There has to be a way, right?
