Acquiring 12 Unit From Parents

My father has approached me with the idea of somehow letting me acquire his 12 rental townhouses.  He has stated that he doesn't want to "Sell" them to me, however, i know that he can't just give them to me (he still needs some of the income).  He's retired and also has other investments, no big expenses etc... I'm pretty sure that he doesn't have any ideas on how to make this deal work....... so, he has basically just forgotten about it.  I'd like to re-approach him on the issue, but i'd like to have a proposal in hand and workout a solution w/ him.... problem is i'm lost w/ ideas on how to make this work for both of us.  any ideas would be greatly appreciated.
