Creative Owner Financing

I have the opportunity to buy someone's portfolio for a very reasonable price. I tried to just see if the bank would approve me to assume the mortgages and the owner would finance about 300k which would let me come out of pocket with only 100k and then control 1.6mill of real estate. But the banks said they do not allow mortgages to be assumed. The owner still wants to work with me on this, but besides bringing outside investors how can I make this deal happen?

I would appreciate it if people would share their creative owner financing deals that worked. Thanks.
