In today's market I look for a minimum cash flow of $300 for SFH. When I started 5 years ago it was $500. On multifamily I look for $250 per door, but that depends on other factors of the deal in which I can improve on my NOI. I do not anticipate on appreciation because it can fluctuate a great deal. Remember you also get to take advantage of mortgage pay down and depreciation.
