BRRR or rental first?

Hi here is the question? a single familly house I want turn into rooming house need to be update. Should I rent first with minimum rehab or rehab first then rent?

@Martin Pelletier welcome to BP. It depends on what it needs and what the marketplace expects as far as quality of property.

Personally if the place is empty when I get it Like to rehab to a nice level for two reasons. I want to attract the best tenants and I want to minimize repair issues once a tenant is in place.
