I am coming close to having a home under contract, And I wanted to know peoples thoughts and experiences with Self Directed IRA's as a financing option.

If you use a Roth IRA, then you don't have to pay any tax gains. It does take longer to set up - about 3 weeks and costs about $200 for initiation fee, then $75 a year.
