Sub-to presentation @ the conference

After the speakers at the conference did their subject-to presentation, I attempted to meet with them outside and ask a couple of questions about some of the things they do. However, they were completely surrounded by a crowd and I didn't so much as get the opportunity to ask for a business card.

I'm hoping someone can provide me with clarification on 2 things:

a) They used a 3rd party company for making the mortgage payments on the homes which cost them around $14 per month. I was trying to understand the reasons behind why they did this.

b) They also stated they provided constructive notice to the loan servicers and were confident that after approximately one year, the lender would have a very difficult time calling the loan due, due to giving them "constructive notice".

    1 - To put everyone's mind at ease that the payments are being made correctly and not "subverted" somewhere else.

    2 - There is a legal argument that if the lender knowingly accepts payment from a new buyer he is implicitly accepting the new buyer and waiving his rights to accelerate the note under violation of provisions concerning non transfer of title in the deed of trust.
