@Charlie Moore,  You really mow the grass at your units??  Love that profile.  That's awesome!!  

You need your regular team to handle any real estate transaction.  There's a convention of whether title/escrow companies or attorneys are used to actually close the transaction.  Whatever is done locally is what you'll use.  The qualified intermediary for your 1031 is another member of the team.  All they will and can do legally is process the 1031 exchange for you and coordinate with the rest of your team to ensure a successful transaction.  There are some attorneys who will do 1031s.  But your attorney can't do yours.  Here's a couple blogs we wrote on selecting and pricing your QI.
