SUB2 guru. Who is the best?

Do you know who is the #1 expert in SUB2 deals (also known as "Subject to")?

And if he/she teaches online?

Both Joe McCall and Joe Crump teach not only sub to but also lease option since the same leads are marketed.  Search these names plus subject to on youtube.  Then you'll eventually find their training.  Very inexpensive and high quality.  I've bought theirs plus Joe Bodeck (very good as well) and John Jackson the remaining 2 more lease option trainers.  All 4 are good guys, good material.

FYI you'll market to long days on market, expireds and FSBOs.  Some percent of these sellers are "stuck" due to too much debt and will become receiptive to "would you rent for 9-18 months till I can buy" which is a speed up the discussion question.  If your deal type is lease optoin then this yes is what you want.   But a yes means they are open to creative deals.  Then you meet and discuss;  "well wouldn't you rather be through with this house and be free to move on?"  "If I could get it approved by my team, I might be able to offer to take over paying your mortgage payments and you;d sign offer the house" "would that allow you to feel out from under and be able to move in your life?" ...

What they don't help with is the very complicated, Powers of attorney, optoinally close title into a trust, etc etc and how you need to manage the insurance and bank post closing.   This what I offer help with at my REIA.  PM me if you are close to having a seller say yes to you taking over paying their mortgage.
