Negotiating a contract strategy?

Hey guys does this make sense or is it dumb

Potentially negotiate an equity partnership with the seller of a property. I would try to negotiate a lower selling price with the seller for higher monthly cash flow however I would give the seller 10%-15%equity once I renovate then refinancing in 5 years or less. Is this a strategy or am I missing something?
