Creative Private Money !!!!

Looking for some feedback on creative ways to draw in private money for Buy and Hold properties! Interested in all the creative ways to draw investors and provide 7-12 % returns for them in a 1-5 year span while building a portfolio with OPM while creating and marketing a name that lives up to solid passive investments. Would love to hear all your thoughts and ideas. I am new to the game, been researching, reading, analysis of deals, working on 1 as of right now but really want to get some insight and ideas from the greatest source, the people already doing it.

Not sure 7-12% range will do the trick.  You'll find some takers, but not as many as you'll find paying between 12 - 15% over a longer period than just 5 years.  What I have found is not everyone you meet/offer this to will take it, but a lot more will than the lower returns.

Now, if you do this right, you should only need to do this once in the beginning.  Then, take this "seed" money and teat it with the utmost respect.  Never spend it...but use these funds to eternity.  This way, the cost of each use goes down with each use, and this initial cost becomes insignificant.  

You do this by "flipping" this cash over and over and over, with the profits ut gains with each flip.  When the "seed" money grows to a predetermined level, you continue to flip the larger seed money, over and over.  This time, however, you spend the profits on down payments for your cash flow properties.  The profits from the larger seed flips continue to regenerate, and thus you have a potentially endless stream of down payments for cash flow properties.

Question:  During all of this, how much of "your money" did you "spend".
