Robogateway OR CI PiN V4 ??

Hello all,

In the past few months I'm having a hard time to find some good deals on the MLS or any REO and Fannie Mae properties , and specially now when we are in a recession, there must be some good deals out there but I'm sure that I will NOT find them on the MLS.

In order to get access to off market deals, would you recommend to use Robogateway OR CI PiN V4?

Or there are any other ways to find these good off market deals ?

Hi, Your question makes me think a dozen things....  Finding "deals" is a wide topic!!!   Flip deals, wholesale deals, buy and hold deals, lease option deals???   Since yoiu did not state clearly it says you are new and are just starting your education.   Each of the different (million) ways to make money in REI has up and down cycles.   Finding profitable wrecks to get under contract for pennies on the dollar to wholesale have been tough to find for a few years now in most markets.   You need to hook into the local high volume wholesalers in your area to learn from the "locals" what is working.

Search for local REI groups in meetup.org,  also google for local REIAs via googling your city and REIA.  Joing them all and sort down who has more experts vs the typical of being 90% newbies.  The locals know what is working.

Forget the guru claims and also tools like CI's PIN "touting" a miracle if you just buy our tool.  I've been testing most of the tools including CI's PIN v4.  V5 is coming out by July.   The top tool I've found is;  propstream.com .   Propstream has several FB groups supporting it.  $99/mo and no setup fee that I remember.   [Rebogateway, Propelio, CI TIN, propstream, probably more] all have similar but not exact over laps of their data sets:   divorce?  MLS data?  Expireds?  public records on mortgage and liens?  Bankruptcy?   Guesses on equity, balance owed, mortgage montly payements?

Each deal type has different filters of the above data types;   wholealing, buy and hold, low equity creative deal types...

There is no magic data source for high profit deals!

Wholesalig is more difficult then ever.

Finding low equity and "stuck" sellers is still viable (and growing) and into the end of this year as stressed out of work new owners with no equity try to get out from under their homes.   Wholesaling lease options (WLO) will be even more possible.  There's many teachers of WLO on youtube.  Not much on BP.

Going forward in 2020+ money will be made with knowledge (education).  Buy BP's Zero Down book, and go to amazon and buy a few other creative financing books.  Buy the educators you find on youtube education.   You first need to be an expert in one deal type such that you can articulate with crispness what you are looking for when you post "how do I find deals, what tool?".  Which circles me back to;  what deal type are you asking about?

There are thousands, maybe millions of deals in your area.  For example (an extreme scenario) A full retail all fixed up house is a great deal to a young family looking for a nice house.   :)  But not to an investor looking to buy a wreck, and either wholesale it or fix it up and sell retail.

Knowledge, clarity and focus is needed going forward.   Join local REI groups, read books, hook up with the youtube content posters you find that you like.  [McCall, Crump, Jackson, another "Joe" that escapes me].
