How can I get a place with 0% down? I am looking to get my first property and I want to put as little down as possible. I know I can do as low as 3.5% but how do you negotiate to 0%? I would love to hear stories of everyone who was able to do this!

@Michelle Paulsen I am not the expert on creative financing, but I've heard that the VA and the USDA loan programs do not require any down payment at all.

Also, strategies like subject-to and owner financing can get you into a property with 0% down, if structured the right way.

Have you read Brandon Turner‘s book “The Book on Investing in Real Estate with No (and low) Money Down”? I recommend going through that one.
