Appraisal for refinancing questions

We are in the process of refinancing to drop the PMI and lower our interest rate. Everything is looking great as far as the numbers go, but we have to have the appraisal done and I'm not sure if that will be okay. We closed in a small porch to make a closet and built a small hay barn without pulling permits. And two of our bedrooms have painted concrete floors, because that's actually what we wanted in them, but I've read that bare subfloor can cause issues. Does anyone know if these things can stop our refinance? Do appraisers look for permits on closets and hay barns?
