Best area to purchase for STR

I'm from Los Angeles, but I've taken several trips down to San Diego over the past year for vacation.  I've been staying in some AirBNB's to get a feel for the different areas.  All have been good experiences.  Now I figure I might as well get one of my own and use it when I'm there instead of renting them.  Single fam or duplexes would be ideal.

I understand there is some risk from regulations with STR's in California, and especially San Diego. So I'm interested in all your thoughts on a good area to start with STR, but still be able to convert to long term rentals in the future if needed.
