Who's doing flips in San Diego?

Hey San Diego Team - I'm an agent and an investor here and me and my Real Estate team are starting to do more flips. We finished a luxury flip last year in Crowne Point, and now we're working on a flip in Encanto. Slowly trying to get to 1-2 flips a month on top of our retail sales business. 

Who here is doing 1-2 flips a month or more and how are you getting your leads? What areas are you working in? 

We are developing a system, but thought I would ask around. I know some people want to keep the information all to themselves but I believe in collaboration and the spirit of sharing. You never know who you're going to run into out in the field :)
