2008/2025 parallels - what advice would you give?

I know that there are several major differences between the financial markets, especially in regards to Real Estate and real estate financing, but for those that were in business 2006 to 2010, what advice would you give based off of our current economy? I would love to hear both success/horror stories as I strategize for the next 2 years.
