First STR Investment - Analyzing Deals
Thanks to everyone for providing such great context on my previous post. I am actively searching for my first STR property in Charlotte, NC.
Does anyone have a "best practice" they would suggest for analyzing deals in the area? I have run several spreadsheets, run comps, used AirDNA and Rabbu and every listing I have analyzed has resulted in a negative annual cash flow making it a non starter for me.
Any advice would be greatly appreciated.
