Buying Property with no Capital

I've went to a real estate conference and they talked about using strategies like Seller Finance and Preforclosure to get deals. But they said that all this can be done without using your own money by incorporating OPM (other people's money) 

it went along the lines of first finding a off-market deal 20% or more discount of the asking price. Then finding a Joint Venture to fund the property. Then using a mortgage broker to find someone who is looking to buy a house. And seal the deal. 

small things they included was appreciation of the homes value increasing, Positive Cah flow while renting it out, and that high interest rates were not an issue. 

If anyone has done this before please share your experience and any helpful advice.
