Thoughts on Flips & Wholesale Opportunities Around Kingston, TN?

Hey everyone! I recently started working with a small wholesale company and we’ve been picking up a few investment properties around East Tennessee. I’ve been trying to get a better feel for what local investors are seeing in this market.

Specifically, I’m curious about places like Kingston, and I’m curious what others think about deals in that submarket — are investors finding good returns in smaller towns like Kingston, or do most of you prefer to stay closer to Knoxville proper?

Also, for those who flip or buy-and-hold in more rural areas — how do you gauge demand and resale timelines compared to city properties?

Would really appreciate any insights or experiences you can share. I’m still learning the East TN landscape and trying to get a better sense of where the smart money is going right now.
