Considering my first storage facility

Looking at buying our first storage facility. Just wondering where to begin in terms of getting smart on buying owning an operating one of these. Our intent would, of course be looking at ways to increase NOI and long-term value. Any storage people out there that wants to give a newbie some pointers?
