What actually makes a lead worth paying for in your opinion?

I’ve been putting together a list of motivated seller opportunities and undervalued properties, but I’m trying to keep things flexible since I’m still growing my portfolio.

Do you usually prefer fixed pricing, or more of a “make an offer if it makes sense” type of approach?
