Why Some Developers Make More on One Luxury Project Than Most Investors Do in Years
One thing I’ve been thinking about lately:
A lot of investors focus heavily on purchase price and financing structure, but in luxury development the real multiplier often seems to be execution speed.
In some high-end markets, finishing a project even a few months earlier can completely change profitability because you’re exiting into a different market environment, buyer sentiment, and inventory landscape.
Makes me wonder if timeline risk is still underestimated by many investors compared to things like interest rates or renovation costs.
Curious how experienced developers here think about construction speed and timing when underwriting larger projects.
