My advise would be determine who you are going to rent to.  Locals, commuters, section 8 or vacation rentalss and that should narrow down your search. Are you looking for a fixer upper, foreclosed  cproperties or one that is ready to move into?   Do you have your finances lined up.  

Investment properties are looked upon differently than primary homes.  The Pocono's cover 4 counties, Pike, Wayne, Monroe and Carbon and they all have something to offer.

I always tell people that the Pocono's is about the size of Long Island and it will take you  considerabe le time to visit every hamlet.  What you should determine is how much you have available and what area will meet that requirement.   

I flip houses, I'm not in the buy and hold arena.   However, many people are very active in Monroe County in the buy and hold field and appear to do quite well.
