Area demographics for investment properties

As with any purchase, due diligence is key. The big ones, such as neighborhood quality and home value are taken into consideration. What demographics do you use when analyzing a property? How important are they in your decision making process?  Currently I see stuff like this - in general - as "useful", but I'm not able to filter it down further. 

Thoughts are appreciated.
