I was at the title company Monday, closing on my next rehab project in Dallas. The escrow agent made this comment,
"I don't know how you investors can do it?"
I said, "Do what?"
She said, "Deal with all the stress that comes with investment houses.
Don't you get that sick feeling in the pit of your stomach, every time you buy one of these things?"
I smirked and said, "Well yeah. But the good news is... it goes away the second I sell it!"
I don't know how many investors have gone through the stresses of all that goes into an investment property but, the escrow agent thought my analysis of it was priceless.
Everyone has a different level of tolerance for stress. Some can be ER staff, first responders and some can not. Same with the stress of rehab.
I actually enjoy doing a Rehab. Just something about restoring a property. While it is exciting to sell, there is something about the neighbors coming through and seeing the property when you are done. They are so happy that you have changed what was an eyesore on their block.
You are doing something positive for the community.
