Areas to avoid in SAC-METRO?

I'm hoping to learn a bit more about Sacramento. Are there any neighborhoods or zip codes to avoid?

Most people would try to avoid the North Highlands and Del Paso Heights areas

I agree with the above post, and would also add Florin area as one to generally avoid if possible.

midtown and downtown are not areas to avoid but definitely will be hard to find a good deal in the current market. I usually do run the numbers for listings in those areas but it almost always turns out to be overpriced
