Project manager needed for rehab costs estimation and supervision
I am an out of state investor in the process of building my team in Jacksonville.
I am looking for realtors/retired GC/GC/project manager/handyman/inspector/interior designer to help in project management of purchasing and rehabbing.
I need somebody with the following experience:
*3 years min in rehab projects.
*Rehab costs estimations.
*Supervised GCs in rehab projects.
*Knows the codes/permits required, and can help in getting them, that includes going to the county's office if required.
I will need this person to:
* Walkthrough properties with live video conference.
* Provide rehab estimates.
* Supervise rehab projects, visiting the site at least 2/week
I am not sure how this work is being priced usually and would love for some advice.
I am open to hourly/per visit/% of rehab.
I am not sure about the insurance needed here for this person, please advise.
We can't have an employer-employee relationship.

I currently perform this position in New Construction in NE Florida and my rates for hourly is $30 per hour or 6.5% of total cost. Keep in mind someone will not keep up at only two days a week of property visits. This is typically set up as an owner’s representative position through a Power of Attorney for each project in order for permits to be pulled and is done through a contractual agreement.
