Forsyth county Georgia land development

Hello BP

we are a group of friends and family, we want to buy a 5 acre lot in the county. It has to be rezoned, shouldnt be a problem looks like. 
Very new to land buying process, assuming it will be R3 zoned and perfectly flat land. How many lots can be made out of a 5 acre lot, .5 acre for roads and .5 acre for common space, can it make close to 16 lots each .25 acre ? Shoul we leave any green space etc.

Should we approach a land developer?

@Aj Malempati Aj the number of lots (density) on the site depends on the number of units permitted under an R3 zoning and the physical reality of the land.
