30316 Area Code

Hi Guys,

I am exploring the Atlanta real estate market to by rental properties. My strategy is to buy and hold as long as the rent covers my expenses ( mortgage + taxes + HOA) I am trying to search through zip codes that should be able to attract a good tenant profile too - people with stable jobs who care about their credit history history. I was looking through real estate websites such as niche.com to get a sense of the various neighborhoods around Atlanta, and lookis like the 30316 Area code is ranked well. But, I have read posts here talking about relatively high crime in that zip code, and not being a very "nice" neighborhood overall. Those posts are a few years old though, and I wanted to check if things have improved etc, It seems the comments on this website were a little bit more negative than what rankings on niche.com would suggest. I was looking at a recent sale in that area and it seems like prices are pretty attractive for the rent they would fetch. Any advice would be appreciated.

Hi @Imtiaz Koujalgi In Atlanta real estate, there is what we refer to as ITP (Inside the perimeter) and OTP (Outside the perimeter) This is in reference to the 285 perimeter. OTP is mostly the suburbs. There are advantages and disadvantages of investing in both that you will need to be aware of. 30316 is mostly ITP, but also covers a very large area that includes great and not so great neighborhoods. The northern part of 30316 is a lot better when it comes to crime and income levels, but also much more expensive. There are parts of the southern section that are currently gentrifying, but you will probably have to deal with not so good tenants for a while. If you want to invest ITP, you will have to look more specifically at neighborhoods, areas and streets within the zip codes. I've had buy and holds in 30310 and 30318 for the past 5 to 7 years and have seen my share of challenges with tenants, but have been rewarded with equity. Hope this helps a bit.
