Looking for Deals in the Sticks!!??

Hello BP,

I have done a lot of work in the Perimeter of Atlanta but now I am looking to branch out into the Paulding and Hall County area's. I usually drive for dollars to get my leads but I would like to find a more efficient way since I live so far from these area's. Do you have any advice from experience on how to get leads for motivated sellers in area's without having to physically drive there multiple times a week?

@Anton Watt I assume that you have done some research to decide that these counties are up an coming. That said, have you thought about a mail campaign find properties? Consider working with a list broker to get a targeted mailing list for the area.

With out all the competition in the metro area, Absentee Owners could be a pretty good bet since you won't run into as many investors mailing to them.  I pulled a report with 1,881 with property in Paulding and Hall Counties single and multifamily homes, high equity, home value $50 to $250 (may want to drop to 200).

Consider mixing the Absentee with Seniors with 20+ year ownership and Low Financial Stability Scores (FSS). These folks are often ready to downsize or transition to assistance. The report for the 2 counties shows 1,110; age 50-89, single family homes, purchased 6/1998 or before, home value up to $250,000.

If you want to follow the advice of @Nicholas L. and work in Clayton County, I'd stay away from the Absentee owners since they are probably receiving plenty of offers to sell. The Low FSS Seniors list would be good there.

I'm not a fan of the platform, but I've found some great leads for more-rural properties on Facebook Marketplace, of all places.

I've never seriously pursued any, though, since I like working near where I live (time=$).  However, with lower competition and high returns, I can see why it's attractive.

Hint: Clayton county has some of the best rental returns in the country.

I don't own any properties in Clayton county.  Clayton came on my radar as an opportunity through ATTOM Data Solutions Single Family Rental Market report.  Clayton is supposed to lead the country in gross rental yields at almost 24%.  I'm not sure the methodology behind the figures and it could be inflated by returns from large real estate groups that bought up high numbers of homes after the crash.

I would be curious if someone can confirm if there is still opportunity there and to what extent the numbers live up to the hype for those entering the market today.

Just a quick question about Clayton.  Do you have any properties there and what do your numbers look like?  I've been looking hard into that market space but would really like the advice of someone with property there.  Thanks in advance
