Buy & Hold Analysis - Atlanta,GA

Hello there,

I am evaluating a buy and hold in Atlanta,GA

--- ARV = $125K, As is Value = $85K and Rental Repairs = $15K.

Rent in the area is about $900/month.

Looking to sell to an investor for about $75K.

Does this sound like a good deal for a buy and hold investor? The house needs HVAC replaced and the roof is about 25 years old but does not need to be replaced immediately.   Otherwise the house is in good condition.

Thoughts?

It could be. What are the comps that you are basing it on? Are they newly renovated or are they actual comps of houses not newly renovated, but livable and sold for rental? 

15K is not a renovation, so, you need to make sure that you're comparing like to like
