Any thoughts on quadplex in Conyers, GA

I was looking online for multi family units and came across a few quadplex in conyers GA. Starting this post to get some insight from investors/agents etc from that area about rentals in conyers, GA

Quad currently priced $350-$400k

Units -> 2/2.5

rent $900 x 4 = 3600/m

@Adah N., let's just say if you bought in Conyers two years ago, you're looking pretty good now. As unprofessional as it sounds, any market 30-40 minutes outside of ATL saw crazy appreciation, especially these past two years. Deals like the one mentioned above from the OP are extremely difficult to find now. Hopefully, he pulled the trigger and bought it, otherwise, he missed a great deal in my opinion. Douglasville is a great rental market as well. I suppose the advantage of Douglasville compared to Conyers is that typically homes were built later. You have more inventory of the early 90s and 00s built homes whereas in Conyers the homes are generally a bit older, 60s and 70s. Both are still great rental markets though if you can find a deal that meets your criteria.
