Investing in Acworth, GA

Hi BP members!

I am looking for some advice around investing in the Acworth neighborhood. Already own a property in the uptown neighborhood in atlanta that has been working well for me.

Came across a deal for a townhome,
3bed/3bath, 2000 sq ft @ 325k with full amenities (tennis court, swimming pool etc). Seeing comparable rentals, I reckon we can rent it for 2300. Even with a liberal 10% vacany and 12% maintenance in calculations, I am netting positive from a numbers perspective. However, I have not ventured this far away from the Atlanta downtown/uptown area which has me concerned.

Can folks please comment on how easy/hard it would be to find renters on a consistent basis. I want to keep this one for the long term. Is 10% vacancy the worst I should anticipate? Very interested in hearing from other investors in this neighborhood. Who are the biggest employers? City and county data indicates home depot, lockheed martin, university being biggest ones. I am just worried that I am venturing too far out from the core atlanta market and we might not be able to find good tenants consistently. Would love to be corrected by fellow members here if I am off base!
