Investment rental in Boise

Hi!

I am new to BP and looking for some advise on whether Boise would be a good place for REI. I am a california resident and looking to make my first out of state investment. I would like to buy and hold but also want enough cashflow to pay for PITI. I am open to airbnb or traditional rental investment. I would greatly appreciate recommendations on locations to be scouting for in Boise. My budget is 200-250k with 15% down. Also, any word on if Boise is a landlord friendly city would be immensely helpful.

If you are looking for a place to maximize appreciation potential while also cash flowing "enough to cover PITI" plus some but maybe not all expenses, Boise is still fantastic market. If you care more about cash flow than appreciation - you can go to just about any midwest market.

I was in your shoes not too long ago as a CA resident trying to find where to buy... Ultimately it depends on what your purpose/timeline is. For me - in my first 1-7 years of investing I'd like to maximize appreciation potential because an extra $100-200 a month per "door" doesn't change much in my life. The rent still covers all my expenses but I am closer to break even after CapEx. From there I can 1031 those assets into a more cash flow friendly market and quit my day job in years 7-10.

Boise is landlord friendly and business friendly state which is helpful as an investor.
