Boise Due Dillegence Help

Hello Boise Experts,

I just got under contract for a rental property in the Sunset / Veterans park area of Boise.  Initial calculations show OK cash flow and there is a ton of opportunity to improve  / build on to the 2 homes on the lot and maybe split the lot for future sale.  Do you have a great home inspector you recommend?  Besides home inspection, do you find any other due diligence steps important in the Boise area?  This will be my first investment in Boise so I'm all ears for the local investor tips.

Thank you in advance for your help! Melissa

(and yikes! Sorry for my horrible spelling - I can't edit the title unfortunately!!)

Hi Melissa,

Thats great on the house under contract.  That area is awesome.  Things to consider and look out for; Houses in that area can still be on wells, Radon is something to test for, Sewer scoping is a good idea, other than that, pretty routine.  City of Boise planners will be a big help for any development needs.

will DM a great home inspector.
