duplexing 2nd floor unit into attic

Tyler Dunkel
Posted

Hi,

I have a building which has a finished attic space on the "3rd" floor. This space only has one egress from the back stairs. I want to create a duplex up unit by combining the second floor and 3rd floor into one unit. Would I need to add a second egress to the 3rd floor for this to be compliant or would the one egress (from the back stairs) be sufficient?

Thanks!

@Tyler Dunkel this is one of those scenarios where you may want to speak with an architect, but you may also want to just do the work and move on. Most two story homes don't have a second staircase in case of a fire, and you will have to weigh whether or not it is worth "doing it right". Most attic and basement units in Chicago are likely not up to code, so investors are always having to make these tough judgement calls.

If you are going to engage an architect and do full plans and permits, then you will likely need to do some pretty serious analysis. Unless you are in an A plus location, the construction costs will likely make it not worth it for you guys to do this project.
