Tenant property due to leak

Bret Rankin
Posted

One of my tenants alerted me of a water leak last week.  She says the water damaged her bed.  She is not even on the lease.   Am I responsible for her bed?

@Bret Rankin

It should be stipulated right in your lease that tenants are supposed to have renter's insurance to cover their personal property in the event of fire, theft, etc.

I am curious what others' opinions will be on this.
