I'm unsure if I'm posting this in the right forum but I figure you guys will let me know. I'm a Realtor based in Georgia. I service the Metro Atlanta area & 'm looking to work with more investors on their real estate goals. If there are any investors willing to let me sit in (& help where needed) on their flip, rentals, BRRRR properties, I'd love to provide quality deals in exchange.

There is a on market deal that I have walked & attempted to analyze (first time) for anyone who may be interested in this deal. Please note, it has been on the market for almost 2 months now & of course they are looking for an all-cash offer. It is indeed an "investor's special". I have pics available.

Estimated Repairs: $80,000-$100,000

ARV: $325,000-$350,000 

70% rule would suggest a purchase price closer to $150,000 which I agree. Open to any feedback on this deal. Currently working on 2 more deals (FSBO) that some may be interested in.
