How should I contact the owner?

I Doordash full time so I get paid to drive for dollars. I have found a couple distressed properties that I find very interesting. I did the ol stalker thing and found out who the owners are. My question is, how should I contact them? Can I call them? Should I send a letter instead?

Also, if any investors in lexington Kentucky would like to compensate me for finding distressed properties around town due to me doordashing feel free to shoot me a message.

 What I have done here in Columbus is called people. I feel like it’s more genuine and easier to get to know someone. I found in finding off market deals it’s all about building that relationship.
