How should I contact the owner?

Question

I Doordash full time so I get paid to drive for dollars. I have found a couple distressed properties that I find very interesting. I did the ol stalker thing and found out who the owners are. My question is, how should I contact them? Can I call them? Should I send a letter instead?

Also, if any investors in lexington Kentucky would like to compensate me for finding distressed properties around town due to me doordashing feel free to shoot me a message.

What I have done here in Columbus is called people. I feel like it’s more genuine and easier to get to know someone. I found in finding off market deals it’s all about building that relationship.

@Alex Deters I skip trace lists of multi family properties in Columbus and call the owner.

Get as much information from them on the first call as you can. Here is what I try to gather:

notes on owner / owner motivation

units / beds / baths

price range

Save email / phone #

price?

Lease price, structure, length and longevity of the current tenants

Condition of the capex items including the roof, structure, water tank, furnace, ac, appliances etc.

@Alex Deters skiptrace the address to get their phone numbers. Or use the Deal Machine app (super easy). Then i prefer to text first, then call if they don't respond. I seem to find a text is less invasive and i get more responses to texts then calls.

Definitely call. Be personable, listen, and make it about them. smile, use their name (read How to Win Friends and Influence People for more specifics on these) If you cant find contact info online see if you can find social media, paying for a service like Deal Machine or another skip tracer is definitely a good bet but make sure to use it. Another thing you can do is build a big list and leverage Fiverr to have someone skiptrace it for you for a fee.

@Joe Miller Yeah a letter seems like the right idea. Especially due to their age. They are 58 or 68 so I think a letter will be more their speed.

Im a big fan of handwritten notes- It takes time but I think that it makes it all the better. I think consistency is key.

I like the idea of calling but honestly most times I feel like I am getting wrong numbers. Maybe I am using the wrong platforms. What service are you all using to skip trace?

If it feels uncomfortable for you then work in your comfort zone.

For me, no, I would have already called them because that seems easiest and quickest to me--vs uncomfortable.

If the person was close enough, I might even go knock on their door and introduce myself.

In both instances you might run into grumpy Gus, rude Randy, or Barking Dogs Bob (see link below) and not get very far in your conversation, but you could also draw the Ace Card and pick up a winner of a deal.

@Joshua Janus. Well I know the house needs extensive repairs, it's probably a full reno just from looking at it from the outside. I also know they are in their 50's, have their own electrician business, and they bought the house for 25k 3 yrs ago.
