Tile vs plastic shower surround, refinishing vs replacing tub

Hey everybody, I am in the process of fixing up a house I bought and am planning to live in it for a bit as a house hack by airbnbing out part of the basement and eventually rent out or potentially sell it on down the line. There are 2 downstairs bathrooms which the previous owners DIY'd and did a fair job doing different styles of tile in the shower. The upstairs shower has a hole in the tile wall and with the size of the hole and condition of the tile/grout throughout, my friend who is doing alot of my work said that it will be easiest/look better to just redo the whole upper part of the shower. He recommended potentially just doing plastic surround vs tile to save money to be spent on other parts of the house. For me living there I don't particularly care if my shower is tile or plastic but am wondering if it will hurt the rent appeal/resale value, or look strange having one bathroom with plastic vs tile shower?  Also the tub has some staining/discoloration, does anybody have recommendations for ways to remedy that or would it be best to just tear everything out and start from scratch? If it's something where having the tile shower wall vs plastic or tearing it all put and starting from scratch will typically attract better renters or increase the appraisal value in the future I'm ok with spending the extra money but don't want to waste it if it won't have any impact on value.Sorry for the long post and I appreciate any feedback!
