Please I need some advices for my next project

I have a deal I'm about to get under contract my strategy is to fix and flip here's the situation this property has tenants but the agent told me they'll move out as soon as the deal is closed they want no contingency inspections my questions is what about if I get it under contract with no contingency inspections but in the process of buying this property the tenants decide to stay and not move out. can I still cancel the contract and get my EMD back? How can I fix this situation?

@Gian Paredes are you a structural engineer, electrician, plumber or home inspector. No contingences means you are buying as is. What if there is a 50k foundation issue or knob and tube wiring and need s new wiring  for 10k or galvanized pipes and need to redo the plumbing. How about the sewer line is about to collapse for 10k. First time buying I would not waive a home inspection. You would close with the tenants unless a condition to close is the house is vacant. Step back and take a deep breath. You don't want to lose a significant amount of money on the deal.
