Asbestos - What's your experience?

Hello Friends!

I recently purchased a 1000sqft home that I will be renovating to use as a rental. I want to make sure my employees and tenants are as safe as possible and worry (maybe too much!) about potential asbestos issues. I'm going through testing now and of course have the nightmare stories of shutting down homes for weeks on end costing tens of thousands of dollars tucked in the back of my mind. So..

What's your approach for your rentals, flips? Have you had to deal with it before? If so, what was your experience?

Asbestos is only an issue when the fibers are released into the air. If your flooring has asbestos, simply cover it with your new flooring and forget about it. Likewise, if your siding has asbestos and if not flaking into dust, it's not as issue.

I hired an abatement company to remove flooring in a couple locations in a house.  I got half a dozen bids, but eventually found a fair price.  It really wasn't that much money.  If your samples come back positive, just start calling folks.  I used a list of certified abatement contractors from a county website.  Maybe your area has something similar?

Hi! So hiring an abatement company will cost you quite a bit. Everyone I’ve worked with in SoCal usually avoids it when there is not necessarily a high-risk, however, it changes when there’s a tenant and it’s not the homeowner making the call.Where is the asbestos located?
